We design homes across Los Angeles — rent-controlled apartments in East Hollywood, mid-century houses in the Valley, hillside homes with impossible geometry, and condos where the HOA decides what you may touch. The city's housing stock is unusually varied, and the design has to answer the building it is in.
What Los Angeles homes actually ask for
Three constraints come up again and again here. Light is abundant but harsh, so material choice matters more than colour: high-gloss surfaces and cool whites glare, while plaster, matte timber and warm neutrals hold up all afternoon. Second, storage is scarce — pre-war apartments and 1950s bungalows were not built for the way people live now, and closets are usually the first thing we redesign. Third, indoor-outdoor space is often the best room in the house and the least designed one.
Building type changes the strategy. In a rental or a condo we work within what can be reversed: layout, lighting fittings, joinery that is freestanding, finishes that can be restored. In an owned house we can open the plan and move services — with the understanding that structural work in Los Angeles means permits and a licensed contractor.

Where we work across the city
On the Westside — Santa Monica, Venice, Brentwood, Pacific Palisades, Culver City and Malibu — the work often centres on coastal light, salt-tolerant materials and connecting the interior to a deck or courtyard.
In central Los Angeles — West Hollywood, Beverly Hills, Hollywood, Silver Lake and Los Feliz — we work more often with period apartments and small footprints where planning and storage decide the outcome.
Over the hill in Studio City, Sherman Oaks, Encino, Tarzana and Calabasas, and east to Pasadena, the projects tend to be family houses: kitchen and living reconfiguration, better circulation, and shade strategy for genuinely hot afternoons. In the South Bay and Long Beach we work on beach apartments and compact houses where every square foot is fought over.
Styles that suit the city
Our signature Japanese-inspired direction sits naturally in Los Angeles: strong daylight, sliding openings, plants year-round and a preference for calm over ornament. Warm boho works particularly well in older apartments with plain walls and good proportion, and organic modern suits the coastal and canyon houses.
How we work with LA clients
Most projects begin with photographs and dimensions, followed by a walkthrough of the space. We deliver design direction — plans, palettes, lighting schemes, furniture schedules and visualizations — which you then execute with your own contractor, cabinetmaker or handyman. We are not a construction company and we do not take a margin on trades, which keeps the recommendations honest.

- Regularly. Rental projects focus on layout, lighting, freestanding storage, textiles and furniture — everything that leaves with you or can be reversed at the end of the lease.
- Can you handle permits for a Los Angeles renovation?
- No. We provide the design direction; permit drawings and structural work go through a licensed architect, engineer or contractor, and we coordinate with them.
