Renovation Design Direction
Renovations go wrong when decisions are made on site, under time pressure, by whoever is holding the tools. We resolve the vision first — layout, materials, light, joinery — so the build has something to follow.
Reading the space as it stands
We survey what exists and separate it into three lists: what is genuinely good and should be protected, what is neutral, and what is actively working against the home. Original floors, a well-proportioned window, solid joinery — these are assets, and they usually cost less to restore than to replace.

Concept direction, not construction documentation
We are a design studio, not an architect of record or a contractor. We produce the creative and spatial direction — plans, elevations, material palettes, visualizations and written intent — that your architect, engineer or licensed contractor then develops into permit and construction documents.
In practice this saves money: the expensive technical hours are spent drawing a resolved idea rather than exploring one.
Working alongside your contractor
We hand over a package a builder can price and follow, and we stay available through the build for the questions that inevitably come up when a wall opens and something unexpected is behind it.
Questions we are asked
- Do you provide permit or construction drawings?
- No. We provide concept and interior design direction. Permit sets and structural documentation come from a licensed architect or engineer, and we coordinate with them.
- At what point should we involve you?
- Before the contractor. Design direction is far cheaper to change on paper than on site.
